How to specify in-plant offices

The building goes together on your slab in days: panels lock into posts, the roof deck bolts on, and the pre-hung door and windows drop into framed openings. Wall panels come with a vinyl-covered gypsum face for the quietest room, a painted steel exterior where forklifts pass, or a fire-rated core where the code or the insurer asks for it. A suspended acoustical ceiling and pre-wired lighting and outlets are standard.

The two numbers that decide the building are the footprint and the clear ceiling height where it sits. Eight-foot walls need roughly nine feet to the lowest obstruction for the roof deck and clearance. HVAC is a through-wall unit or a mini-split sized to the room; a plant electrician usually makes the final connection to a single point.
