How to specify two-story and mezzanine offices
A two-story modular building is engineered as one structure: the first-floor roof is a load-rated deck that carries the second-floor room, with a stair and handrail package to code. It needs roughly 18 feet of clear height for two 8' rooms. An office on a mezzanine is two products quoted together: a structural mezzanine rated for the office and its occupants, and a single-story building set on the deck.
The mezzanine route is more flexible because the platform can be larger than the office and carry storage beside it. The two-story building is faster when the footprint is the only space you have. Either way, the load path, the stair, and the clear height are the questions the factory asks first.
Before you ask for a quote, know:
- Clear height to the lowest obstruction (about 18' for two-story)
- Whether the second level is office only or office plus storage
- Load rating needed on the deck (125 psf minimum for office occupancy; more for storage)
- Stair location and whether a second means of egress is required
- Slab thickness and condition for column base plates
Questions buyers ask
- Do I need a permit for a two-story building or a mezzanine?
- Almost always. Both are structural and create occupied space. Non-sealed drawings are included with every quote; PE-stamped drawings for your state are quoted as an adder when the permit office requires them.
- Can an existing mezzanine carry an office?
- If its load rating is 125 psf or more and the clear height above the deck is about nine feet, usually yes. The rating is on the load-posting sign or the original drawings.
